Free property brochure maker for agents
Three short steps to a branded A4 brochure, social tiles, a reel and a window card. One free AI-written brochure a day; no limit without AI.
Step 1 of 4: The property
Listbench only uses what you tick and write here and what’s visible in the photos.
Sale details: method of sale, auction, open homes
Property facts: land, year built, energy rating, rates
Shown in the brochure's key details. Rates and fees are printed as you enter them and never sent to the AI.
The area: nearby places, writing style
Facts only. Listbench describes the area factually and never rates suburbs.
Enter the suburb and postcode first.
Your headline will appear here
Street address, suburb
3 bed · 2 bath · 1 car
Price
The A4 PDF also has gallery pages for extra photos, a floor plan page (label a photo “Floor plan”) and a details page.
How it works
1. Add the details
Address, price, rooms, ticked features, open homes and up to 30 photos. Add your logo, headshot and brand colour.
2. Get the wording
AI drafts a headline, description, features, area overview and social caption from what you provide, or untick AI and we fill it in from your details.
3. Edit and download
Change anything you like, then download the A4 brochure, social tiles, a property reel, portal text and a window card.
Common questions
What should a property brochure include?
A strong cover photo, the address, the price or method of sale, bedrooms, bathrooms and car spaces, land size, the key features, a short description of the home and the area, more photos, and the agent's contact details. Listbench lays all of this out for you across an A4 PDF, with a QR code to your online listing if you add one.
Is Listbench really free?
Yes, with no charge and no credit card. Under our fair use policy you can write one free AI-written brochure per day, per email address (with a small limit per internet connection, so colleagues in one office can each have theirs). Untick “Enhanced with AI” and there's no daily limit: the wording is filled in from your own details instead. We email you a 6-digit code the first time. After your brochure is written, you can keep editing, downloading and sharing it. If you think the limit has been applied to you by mistake, email support@akinary.com.au.
Can I use AI to write property descriptions?
Yes, as a first draft that you check. You're still responsible for your advertising being accurate under the Australian Consumer Law. Listbench only uses the facts you enter and what's clearly visible in your photos, and it leaves out suburb ratings, crime, who lives in the area and price predictions. The AI gets the suburb, not the street address. Prefer no AI? Untick “Enhanced with AI” and Listbench fills in the wording from your details.
What price should I show for a property going to auction in Queensland?
In Queensland, agents can't give a price guide for a property going to auction (Property Occupations Act 2014). Choose Auction as the method of sale in Listbench, add the date and time, and put “Auction” in the price field. Other states have their own underquoting rules, so check yours.
Are my photos uploaded or stored?
No. Your photos, headshot and logo stay in your browser, and the PDF, tiles and reel are made on your device. With “Enhanced with AI” ticked, up to four small copies of your photos are sent to the AI so it can describe what's visible, and they aren't kept. With it unticked, no photos are sent anywhere.
Can I use my agency's branding?
Yes. Upload your logo and Listbench picks your brand colour from it (you can change it). The brochure carries only your branding. A small “Made with Listbench” credit is optional and off by default.
What else does Listbench make besides the brochure?
Social media tiles (Just listed, Open home, Under contract and Sold, or For rent and Leased) in square and story sizes, with a ready-to-post caption; a short property reel video for Reels, TikTok and Stories; plain listing text to paste into realestate.com.au, Domain or your website; and an A4 landscape window card with a QR code. “Download everything” saves the lot as one ZIP file.
How does "Find nearby places" work?
When you press it, Listbench looks up stations, schools, parks, shops, beaches and more near the address on OpenStreetMap and lists them with straight-line distances. You tick the ones to mention, and only those are used. Map data is © OpenStreetMap contributors, so check names and distances before you publish. See the tool terms.
Can agents outside Australia use Listbench?
Not yet. Listbench is set up for Australian addresses, states and postcodes for now.
Written to keep your listing accurate
Listbench only uses the facts you give it and what's visible in your photos. It describes the area factually and never rates suburbs, mentions crime or who lives there, or predicts prices. You still review everything before publishing.
